Design professionals and residential design enthusiasts are invited to join a behind-the-scenes construction tour of five Manhattan luxury residential renovations, organized by the AIANY Committee on Residential Architecture and THINK Construction. During this interactive workshop tour, participants will gain insights into the strategies employed by architectural, engineering, and construction consultants when clients seek to preserve historical elements while incorporating state-of-the-art fixtures and finishes under challenging urban conditions. The tour will offer an in-depth exploration of the methods, means, materials, and building systems used at luxury penthouse, apartment, and townhouse projects within New York City landmark buildings districts. THINK Construction, a full-service general contractor and construction management firm based in New York City, has overseen all the projects selected for this interactive tour. Six participating design firms—project architects, engineers, and interior designers—will discuss the challenges and solutions they’ve encountered in meeting the stringent requirements imposed by government, neighborhood, and building management regulations and restrictions. The THINK Construction team will provide in-depth information on how they prioritized budget considerations, methods, and strategies for maximizing space, utility, and style while ensuring efficiency and cost-effectiveness. All speakers and attendees will share their lessons learned and trade practical tactics discovered working on high-end projects in the city’s most desirable residential locations during this interactive workshop tour. Starting at noon, registrants will be divided into smaller groups of 10 to 13 and will follow a staggered schedule that takes them from one residence to another. At the end of the afternoon, all groups will converge at the largest residence constructed, an Upper East Side townhouse (actively under construction) by THINK. There, they will receive a final and comprehensive presentation, share their perspectives, and enjoy refreshments.
